- I love Grand Rapids I use to summer there when I was in college. In any event there are no free sites that I know of. The ones that are free are the government foreclosed properties and you can find them by going here REAL ESTATE FOR SALE BY THE UNITED STATES DEPARTMENT OF AGRICULTURE (USDA): http://www.resales.usda.gov/ Real Estate for Sale by US Government Site #1 http://www.firstgov.gov/shopping/realestate/realestate.shtml Site #2 http://www.homesales.gov/homesales/mainAction.do IRS: Real & Personal Property Sales: http://www.ustreas.gov/auctions/irs/ Acquiring a VA guaranteed home foreclosed by states: http://www.ocwen.com/reo/residential/res_reofindbystate.cfm?proptype=VA Foreclosure requirement by HUD guaranteed loans: http://www.hudclips.org/sub_nonhud/cgi/nph-brs.cgi?d=MLET&s1=90-$%5Bno%5D&op1=AND&SECT1=TXTHLB&SECT5=MLET&p=1&r=39&f=G Homes and properties being sold by the different departments in US Government: http://www.hud.gov/homes/homesforsale.cfm USDA Properties for sale all states http://www.resales.usda.gov/sfhdirect/sfh_prop_main.cfm Best of luck to you
- Check with the tax assessor's office.
- Even the sites you pay for are not known for their accuracy. I think the sites pull the information from pre-foreclosure notices, and many of those properties never make it to the auction block.
- What I've found from the pay sites is that they are REOs. Unless you can match that house with what the bank took it back for, you'll not know much info. Real estate investment clubs may help. Asking realtors (you could get lucky) - find one holding an investors group. Then, try spending money in the newspaper classifieds: "Need home in Grand Rapids minimum 3 bedrooms 2 bathrooms. Will pay all closing costs and pay you to move with first month's rent and security deposit. All conditions considered." Take the houses you don't buy to the real estate investor meeting you discovered and sell each lead with the info you gathered from speaking to each homeowner for $1,000 - $10,000. Take the thousands you just made and fix up that house you did buy - I guarantee deferred maintenance. You'll be the belle of the ball or buy them yourself and put renters in them. Contact me for more...yes, there's more...I'd like to be your partner because I'm looking to buy in Spring Lake where my uncle owns.
